Leasing & Tenant Placement

We handle everything needed to get the right tenants into your property: marketing, showings, background and credit checks, lease preparation, and move-in coordination. We make sure your property is filled quickly with reliable tenants.

Maintenance Coordination

When repairs are needed, we take care of it from start to finish. Tenants submit requests through our system, we connect with trusted local contractors, and you get clear updates on the work being done. This keeps your property in top condition without the day-to-day hassle.

Tenant Management & Rent Collection

We take care of communication, enforce lease terms, and ensure rent is collected on time.

If it ever comes to it, we partner with an experienced local law firm to handle evictions quickly and professionally.

Property Evaluations & Improvement Recommendations

We check-in on your property and provide reports about its condition. Our evaluations include suggestions for cost-effective improvements that help you maintain value and maximize long-term returns.

Owner Cost Structure

Management Fee: 7% of monthly rent (includes tenant communication, rent collection, financial reporting).

New Lease Fee: One-time fee for each new tenant placement, first month's rent (includes marketing, showings, screening, lease prep). 

Re-Lease Fee: Flat fee of $100 when current tenants renew their lease terms. 

Maintenance: 1% maintenance coordination fee is assessed based on what the contractor charges. (This does not apply to preventative maintenance)

Evictions: Legal costs are billed directly by our partner law firm.

Common Owner Questions

How do you screen tenants?
We use a thorough process including background checks, credit history, employment verification, and rental references. Only qualified tenants are placed.
 

 When will I get my rent each month?
Owners receive payouts directly to their bank account through our ManageCasa platform. Disbursements are typically sent by the 10th of each month.
 

How do I stay updated on my property?
Through the owner portal, you can view financials, maintenance updates, and lease documents anytime, anywhere.
 

What happens if a tenant doesn’t pay rent?
We follow up immediately, enforce lease terms, and if necessary, initiate eviction proceedings with our partner law firm.
 

Do you only offer full-service management?
We also offer leasing-only services for landlords who want help finding tenants but prefer to manage day-to-day operations themselves.
